An Insight Into Property Management

Within this guide we endeavour to answer all questions that you may ask about letting and property management.

You may ask yourself 'Why use a Managing Agent when I can do it myself?' In an ideal world we would not be needed. Carrick Johnson Property Management pride ourselves in the professional and caring way in which we handle our properties, landlords and tenants.

We are Agents for Insurance Companies who provide a wide range of cover in the letting of a property. We also seek the advice of several Solicitors and are members of various associations and subscribe to many professional journals.

 

Care Of Your Property

As Managing Agents, every effort is made to vet any prospective tenant and references will always be taken up. This means that if you are not happy with the person applying we will not let your property to them. We need a good working arrangement and understanding with the tenant so that the Landlord's interests are safeguarded. To this end all our properties are covered by rent and legal protection policies.

There are times when difficulties arise and we do our best to resolve them, keeping the Landlord fully informed. Any problems that involve work being carried out on the property will only be done with your permission.

In the event of not being able to contact you we would use our common sense and take appropriate action. At all times we have YOUR best interest at heart.

Inspections are made regularly, first of which is 3-4 months and every 4 months thereafter. The inspection consists of:

  1. to ensure the property is being kept in good and tidy order
  2. that the tenant has any problems which can arise but does not like to say anything
  3. that the decoration and fabric of the property is in order. A report is then drawn up and a copy sent to both Landlord and Tenant
  4. to enquire whether the tenant has any problem, which they may find difficult to discuss.

 

Rent & Legal Protection

We are able to offer rent guarantee and legal protection policies to all our landlords subject to terms and conditions, tenant status and passed references.

 

Energy Performance Certificates (EPC's)

From 1st October 2008 it is a legal requirement for all properties entering the rental market to have in place a valid Energy Performance Certificate.

This shows the energy rating of the property and the carbon impact the property has on the environment.

From 1st April 2009 it is now a legal requirement that no rental property entering the market can be marketed without a valid Energy Performance Certificate being in place.

The Law

The Gas Safety (Installations and Use) Regulations 1994 (as amended) place duties on gas consumers, installers, suppliers and Landlords.

When Does The Law Apply?

Since 1st January 1997, upholstered which is supplied in let accommodation which had been let with that furniture before 1st March 1993, and a tenant in occupation of this accommodation before the end of 1996 the tenant may continue to be supplied with that same furniture until he or she leaves. Upholstered furniture supplied to any subsequent tenant must fully meet the flammability requirements when they start their tenancy, however in the interest of safety we recommend all non-compliant upholstered furniture be replaced NOW.
