Everything you get with our “Tenant Finder” and “Let & Collect” services plus we’ll manage the entire let for you including day to day tenant contact, repairs and property maintenance for a set up fee of just £399 inc. VAT plus 12.5%  of monthly rent.

  • Prepare PDF brochure and property adverts
  • Advertise on ‘On The Market’ and our website
  • Carry out accompanied viewings
  • Give you detailed feedback
  • Carefully select a tenant using reliable external companies
  • Carry out UK Right to Rent checks and guarantor (if required)
  • Negotiate tenancy terms
  • Provide tenancy agreement and related paperwork
  • Collect tenancy deposit and first month’s rent
  • Provide standing order forms
  • Protect the deposit
  • Provide gas safety certificate
  • Prepare inventory
  • Provide EPC (Energy Performance Certificate)
  • Advise on meeting legal and regulatory requirements

  • We’ll be main point of contact for tenant
  • Arrange maintenance including contractors, quotes and works completion
  • Provide 24 Hour emergency call out service
  • Carry out property inspections every 6 months
  • Manage continuing legal and regulatory requirements
  • Pay contractor invoices
  • Transfer council tax and utilities
  • Handle deposit deductions
  • Provide annual tax statement (on request)

  • Rent guarantee and legal expenses cover: Protection and peace of mind if a tenant does not pay rent and legal expenses to evict a tenant who defaults: 5%  of monthly rent.
  • Tenancy renewal arrangement: £199 Market rent review, liaise between you and tenant and draft new tenancy agreement:
  • Gas safety certificate renewal: £70 
  • EPC renewal: £70 
  • Regular safety checks, arranging repairs and re-decorations: 8%
  • Exit fee on Fully Managed properties: 1 months rent inc VAT
  • Sale to tenant: 1%
