2 - Property search
If you’ve found the property you’re interested in, contact us to arrange a viewing. In order to secure a property, we recommend viewings are conducted as soon as possible – popular properties let within days or even hours! We accompany every viewing so we’re on hand to answer any questions you may have.
3 - Reserve a property
Once you have found a suitable property, you will need to reserve it by completing a Tenancy Application Form Subject to acceptance of the offer by the landlord, we will then take the property off the market and commence referencing.
4- Referencing
Referencing takes approximately 3-5 working days provided the necessary information has been supplied. Your residential, employment and credit status will be confirmed and, where applicable, a landlord reference will also be sought.
5 - Tenancy paperwork
When referencing is complete, you will be able to proceed with signing the tenancy paperwork. Before you can move in, we will require the first month’s rent and tenancy deposit. The remaining rent is payable by a monthly standing order from your bank account.
6 - Check-in
Our Property Manager will check you into your new home and talk you through the inventory /schedule of condition, which you must check and sign. If not managing the property, the landlord will organise the check in directly. Utilities will be notified and council tax office informed.
Our available properties can be found here on our website, where they are updated daily, as well as on onthemarket.com
You can contact us via email or telephone 01626 335090 to arrange a viewing where you will be accompanied by a member of our experienced and knowledgeable team.
Once you have chosen a property you would like to rent you will be required to submit an application for that property.
You will also need to provide a form of ID and a utility bill at the time of submitting your application.
Our negotiator will keep in touch throughout the referencing process and let you know how your application is proceeding.
Referencing can take up to five days but we normally receive a full report within 2-3 days.
Upon successful referencing you will be required to pay the initial month’s rent in advance and the equivalent of one month’s rent as a deposit, this is then lodged with the Deposit Protection Service.
NB. Both of the above payments should be received in cleared funds before the sign up date, alternatively this can be paid in cash on the day of sign up.
If you have any further questions, please check our FAQs page or contact us in the office on 01626 335090 where a member of our team will be pleased to help you.
