We will find the best possible tenant through our professional marketing, accompanied viewings and external referencing. We’ll set everything up for you including the gas safety check, EPC, inventory and deposit registration.

  • Carry out UK Right to Rent checks and guarantor (if required)
  • Negotiate tenancy terms
  • Provide tenancy agreement and related paperwork
  • Collect tenancy deposit and first month’s rent
  • Provide standing order forms
  • Protect the deposit
  • Provide gas safety certificate
  • Prepare Schedule of Condition or  inventory
  • Provide EPC (Energy Performance Certificate)
  • Advise on meeting legal and regulatory requirements

  • Rent guarantee and legal expenses cover: Protection and peace of mind if a tenant does not pay rent and legal expenses to evict a tenant who defaults: 5% of monthly rent.
  • Tenancy renewal arrangement: £199  Market rent review, liaise between you and tenant and draft new tenancy agreement:
  • Gas safety certificate renewal: £70 
  • EPC renewal: £70 
  • Regular safety checks, arranging repairs and re-decorations: 8%
  • Exit fee on Fully Managed properties: 1 months rent inc VAT
